San Marcos sits right between Austin and San Antonio on I-35, with the San Marcos River running through town and Texas State University at its heart. Whether you're moving into an apartment near campus, a house in a newer neighborhood or a retirement home, here's what we've learned from moving people all over town.

Where people are moving in San Marcos

  • Near campus and downtown: apartments, duplexes and older homes close to Texas State and the downtown square. Expect stairs, tight parking and busy streets, especially in August.

  • Blanco Vista: a master-planned community on the north side of town with its own elementary school and parks, popular with families.

  • Kissing Tree: a 55-and-older community with golf and walking trails. Many of these moves are downsizing moves from a bigger home.

  • Willow Creek and other established neighborhoods: single-family homes with yards. Many have HOA rules about moving trucks and parking.

Moving-day tips for San Marcos

  1. Plan around I-35. Traffic between Austin and San Antonio can back up any time of day. Early starts help, especially if your move crosses Kyle or New Braunfels.

  2. Beat the heat. Summer afternoons are brutal. Morning moves are easier on everyone, including your furniture and electronics.

  3. Check HOA and apartment rules. Many complexes and neighborhoods have move-in hours, elevator reservations or truck parking rules. Ask before moving day.

  4. Watch the Texas State calendar. Mid-August move-in and May move-out are the busiest times of year near campus. Book early if you're moving then.

  5. Keep one box with essentials: chargers, medicine, toilet paper, a few tools, and paperwork for the new place.
